Why wood and LVT behave differently in Southwest Florida
Gulf Coast homes put two things on a wood floor that inland homes do not. The first is sand. Fine quartz sand travels in from Anna Maria Island, Longboat Key and the Venice beaches on shoes, towels and pets, and it is abrasive enough to scour a finish dull long before the wood beneath it is worn. A mop pushes that grit around rather than lifting it out.

The second is moisture. Year-round humidity means the wood in your floor is already carrying more moisture than it would in a drier climate, so a wet-mop routine that is merely careless elsewhere becomes genuinely risky here: swelling at the board edges, cupping across the width of a plank, and adhesive failure in engineered and LVT installations.

Seasonal properties add a third factor. A home in Venice or Nokomis closed up from May through November holds warm, still, humid air directly against the floor for months with no circulation at all. We account for all three before a product touches the surface.

Our wood and LVT cleaning process
This is a deep clean. It is not a strip-down or a refinish, and if your floor needs refinishing rather than cleaning we will tell you that before we quote.
Step 1. Pre-Inspection & Testing
We inspect the floor and test in an inconspicuous area to confirm the result you can expect.
Step 2. Vacuum
Loose debris and abrasive grit come out first, because cleaning over sand is how finishes get scratched.
Step 3: Protect
Corners, furniture and surrounding surfaces are protected as standard practice, including covering stainless appliances where needed.
Step 4: Apply Cleaner
A professional wood floor cleaner is applied in sections, with moisture controlled throughout.
